Buying near the coast in New South Wales can sometimes feel like a fever dream, yet a closer look at a recent analysis suggests that may not be the case — even in Australia’s priciest property market. The analysis highlights several under-the-radar coastal destinations around the state where median house prices are still sitting below the $1 million mark. These spots are scattered along the NSW coastline, from the Mid North Coast to the South Coast, and include suburbs known for their surf beaches, scenic trails, ocean views and breezy beachside eateries. Topping the list is Nambucca Heads, which was recently named the state’s most affordable coastal suburb. But it’s far from the only place where beachside living hasn’t yet crossed into seven-figure territory. Here’s what the data shows.
The most affordable coastal suburbs in NSW right now

According to PropTrack data released by realestate.com.au, the Mid North Coast suburb of Nambucca Heads leads the rankings with a median house price of about $728,000. The analysis looked at beachside suburbs where property values have grown over the past year but remain below the $1 million mark, something that’s becoming increasingly hard to find in coastal towns around the state.
Several other seaside locations across the NSW coastline also appear in the data, ranging from smaller coastal communities to holiday hotspots further south. These include Tanilba Bay, an easy drive from Sydney known for its coastal walks and historic sites, and Tea Gardens, a quiet and picturesque pocket that serves as a gateway to Myall Lakes National Park. Also on the list is Morisset, perched on the shores of Lake Macquarie and known for its bush trails and lake views, as well as Sandy Beach on the Coffs Coast, which offers coastal walks and fewer crowds.

- Tanilba Bay — $771,000
- Tuross Head — $800,000
- Burrill Lake — $855,000

Interest in more ‘hidden gem‘ areas has been rising as buyers look beyond the major cities in search of coastal living without the hefty price tag. According to realestate.com.au, agents on the NSW North Coast say enquiries from Sydney buyers have increased in recent years, particularly from families and remote workers considering a sea change. While median prices in many of these suburbs are still below the $1 million mark, the data suggests the window for relatively affordable beachside property may not remain open for long.
